Bayfront Terrace
Type Exterior Improvements
Location Broward & Palm Beach County, FL
Focus Exterior · Renovations

The project
The terrace had a view and nothing else. No shade, no seating, nowhere to put a glass down.
We built a covered area with an outdoor kitchen, then chose every material for salt and sun rather than for the showroom.
Lighting was the last decision and the one that made it usable after dark.
Scope of work
- Covered outdoor living area
- Outdoor kitchen and bar
- Exterior finishes and cladding
- Lighting design and installation

Common questions
About exterior improvements projects
What homeowners in Broward and Palm Beach County usually ask before a project like this one begins.
- What materials hold up best for an outdoor kitchen in South Florida?
- Marine-grade stainless, dense porcelain or full-body stone, powder-coated or solid hardwood structure, and sealed masonry. Salt air and UV decide the material list long before the showroom does.
- Do covered outdoor living areas require a permit?
- Yes. A permanent covered structure needs permitting and inspection in Broward and Palm Beach County, including wind-load requirements. We handle the drawings, submittals and inspections.
- How long does an outdoor living project like this take?
- Typically eight to fourteen weeks, with permitting often the longest single item on the schedule.
- Can outdoor lighting be added after the structure is built?
- It can, but it is far cleaner to rough in the wiring during construction. We plan lighting with the structure so nothing is surface-mounted afterwards.
